What does management cost?

A flat percentage of collected rent plus a one-time leasing fee when we place a new tenant. We quote it upfront in your rental analysis — no hidden maintenance markups or admin fees.

Do I keep control of big decisions?

Always. You set a spending threshold; anything above it needs your approval. Major repairs, lease terms, and tenant selection criteria are yours to call.

Can you manage just one unit?

Yes. We manage single-family homes, condos, and small multi-family buildings — most of our portfolio is owners with one to six doors.

What happens if a tenant stops paying?

We follow Maine's notice and eviction process exactly, keep you updated at every step, and handle the filings and court appearances so you don't have to.

How do I get paid?

Direct deposit, typically by the 10th each month, with a clear statement showing rent in, expenses out, and your net distribution.

Are you licensed?

Yes — we operate as a licensed Maine real estate brokerage and carry full general liability and fidelity bond coverage.

How fast can you fill a vacancy?

Our average across Greater Portland is 21 days from listing to a signed lease. Pricing, condition, and season all factor in — we'll give you a realistic estimate in your analysis.
