Scope of Work

From Footing to Final Walkthrough

One contractor, one contract, one point of accountability.

01SPEC

Custom Home Builds

Ground-up homes designed for Maine — deep frost footings, conditioned crawlspaces, and exteriors that shrug off ice dams. We build your plans or refine ours with you.

02SPEC

Additions & Dormers

More square footage without the move. We tie new structure into old framing cleanly, match your rooflines, and keep your family living in the house while we work.

03SPEC

Garages & Outbuildings

Detached garages, workshops, and barns built on real foundations — slab or frost wall — with trusses rated for the snow loads this latitude actually sees.

04SPEC

Commercial & Light Industrial

Retail fit-ups, offices, and pre-engineered steel buildings. We coordinate civil, electrical, and mechanical so you open on schedule.

05SPEC

Decks, Porches & Exteriors

Pressure-treated and composite decks, three-season porches, and siding that's flashed and detailed to keep water where it belongs — out.

06SPEC

Structural Repair

Sagging floors, failing sills, settled foundations. We diagnose the real problem, jack it back to level, and rebuild it right the first time.

Full Capabilities

The Difference

A Builder You Can Actually Reach

No call centers. No vanishing subs. Just a crew that answers for its work.

/ 01

We Self-Perform the Frame

The bones of your build are framed by Pine State carpenters — not the lowest bidder we found last week. That's where quality is won or lost.

/ 02

Fixed Bids, No Surprises

You get a line-item proposal before we lift a hammer. Change orders are written and signed — never sprung on you at the end.

/ 03

Built for the Climate

Air-sealing, ice-and-water shield, and proper drainage planes are standard, not upsells. We build for February, not the brochure.

/ 04

Cleaner Jobsite, Faster Finish

A swept, organized site is a safe and efficient one. We protect your property and leave it better than we found it.

The Build

Four Phases, Zero Mystery

01Phase

Walkthrough & Bid

We meet on site, measure, talk budget honestly, and return a detailed written estimate — not a number scribbled on a card.

02Phase

Plans & Permits

We finalize drawings, pull every permit, and lock the schedule. You'll know who's on site and when before we break ground.

03Phase

Build & Updates

Our crew goes vertical. You get weekly progress photos and a direct line to your project lead — no phone-tree runaround.

04Phase

Punch & Walkthrough

We walk the finished build with you, knock out every punch-list item, and don't call it done until you do.

Bangor Built

Started in a Pickup Truck. Still Pick Up the Phone.

Never hand over a building you wouldn't live in yourself.

Dale Cormier swung his first paid hammer at sixteen on a Brewer roofing crew. He founded Pine State Builders in 2003 with a single truck, a chop saw, and a rule he still keeps. Today Dale runs a team of fourteen carpenters and project leads out of a shop off Hammond Street — most of them have been with him over a decade.

We coach Little League in Hampden, plow our neighbors' driveways, and put our name on every header we set. When you hire Pine State, you're hiring people who'll still be in Bangor long after the warranty runs out.

The Word Around Town

★★★★★

Dale's crew put a two-story addition on our 1890 farmhouse and you genuinely cannot tell where the old house ends. Square, level, and done a week early.

Greg & Tracy M., Hampden
★★★★★

We'd been burned by a "contractor" who took our deposit and ghosted. Pine State gave us a written bid, stuck to it, and texted photos every Friday. Night and day.

Renee L., Orono
★★★★★

They built our detached garage on a frost wall before winter hit. Slab is dead flat, doors are dialed in. These guys actually know what a Maine snow load means.

Marcus D., Brewer
★★★★★

Replaced a rotted sill and re-leveled our whole back room. The crew was respectful, cleaned up daily, and explained everything. Easiest big project we've ever done.

Holly P., Old Town

Line-Item Bids, Not Ballpark Guesses

We'd rather lose a job on an honest number than win one on a lowball.

Every Pine State proposal breaks the work down by phase — site prep, foundation, framing, mechanicals, finishes — so you can see exactly where your money goes. We size allowances realistically, flag long-lead materials up front, and walk the line items with you before you sign.

Before You Sign

Straight Answers

A garage might be 4-6 weeks; a custom home runs 6-10 months depending on size and finishes. We give you a phase-by-phase schedule with your bid, and we update it weekly.
Yes. We pull all permits, schedule every inspection with the code office, and make sure the final paperwork is in your file before we close out.
Fully. We carry general liability and workers' comp on every crew member, and we'll hand you certificates before we start.
